Guest Policies

Check our web page for availability and call to schedule your reservation today!  We have rentals for Friday to Friday, Saturday to Saturday, and Sunday to Sunday.  Our homes rent for a one week minimum during the Summer Peak Season (Memorial Day through Labor Day).  There is a 3 night minimum for all holidays.  The homes indicated with "All Seasons Rentals" in the descriptions are also available year round with a 2 night minimum.

Please choose your home/cabin carefully as changing homes/cabins after arrival is not an option.   All homes are privately owned and have been furnished and decorated according to the individual owner's tastes.  All homes are equipped and furnished for the maximum occupancy allowed.

TENANTS MUST PROVIDE THEIR OWN LINENS WHICH INCLUDES SHEETS, TOWELS (KITCHEN, BATH AND BEACH) AND ALL PAPER PRODUCTS.  Arrangements may be made in advance (minimum of two weeks prior to arrival) for linen rental.  If you wish to arrange for linen rental please contact our office for pricing.

We accept Visa, MasterCard, personal checks or certified funds

There is a $75.00 processing/booking fee which is non-refundable, a mandatory clean fee (varies), 9% tax, and a $25.00 return check charge on all reservations.                                                                                                                                                      
You will need to personally check-in and check-out at the CENTURY 21 Ditton Realty.  Check in Time is 3:00PM and Check out Time is 10:00AM.

Deposits & Reservations 

Reservations are accepted by phone, email and are guaranteed for 14 days at which time we must have received your security deposit and the processing/booking fee.  The balance (rent, tax, cleaning fee and processing/booking fee if not previously paid with the deposit) is due 90 days prior to your arrival date.

After you place the reservation the confirmation and guest license agreements will be mailed or emailed to you.  Please read the paper work carefully, sign and return it with your security deposit and processing/booking fee.  If we do not receive the signed guest license agreement, your reservation may be subject to cancellation.

After March 1, the security deposit and booking/processing fee is actually due at the time the reservation is made.

Security deposits will be refunded within 21 days of your departure.  Any excessive cleaning over and above the standard charge, damages, breakage and theft will be deducted from your security deposit. 

We ask that you leave the home/cabin and boat dock/slip in exactly the same condition as received (undamaged, clean and Dock Association rules followed.  See Cleaning below.

Cancellation Policy

Notices of cancellation must be received more than 90 days prior to arrival date and are subject to a $25.00 cancellation fee.  If cancellations are made less than 90 days prior to your arrival the entire weekly rent, tax and the processing/booking charge  will be forfeited and the security deposit and cleaning fee will be refunded.  If we are able to rebook the home, all monies will be returned less the $25.00 cancellation fee and the non-refundable $75.00 processing/booking fee.

Registration
Check in Time is 3:00PM and Check out Time is 10:00AM

We do not issue keys prior to 3:00PM, should you arrive early we ask that you not check-in as our agents and staff are not able to release the keys until the times indicated for several reasons.  Please call our office to arrange for a late check-in.  We will not leave keys out if the reservation is not paid in full, or if paper work is not signed and returned.

You will need to personally check-in and check-out at the CENTURY 21 Ditton Realty. 

After-hours check-in and check-out are available with prior notice.  We will not leave keys out if the reservation is not paid in full, or if the paperwork has not been signed and returned.  Keys must be returned to our office by 10am.

If you are found to be in possession of the home/cabin prior to the check in time (3pm), you will be charged a $50.00 early check-in fee.  Late check out is not an option and subject to a late check out fee of $50.00 per hour.  Houses must be secure; all doors and windows must be locked.

Cleaning

All cabins/homes are mandatorily cleaned by CENTURY 21 Ditton Realty housecleaning staff.  Tenants are responsible for removing all trash and securing the outdoor cans.  All dishes must be wasked and put away.  Please strip beds (remove your personal linens) and leave beds unmade.  If you have moved any indoor or outdoor furniture you must return the furniture to its original place

Pets

Unfortunately, the majority of our homes have a No Pet policy.  There is a small number of owners who will allow a pet with an additional $150 deposit.  If you are staying in a "No Pet" home, please be considerate to the homeowners and future guests by arranging for alternative accommodations for your pet.  Any evidence of a pet in a "No Pet" home will result in an additional $150 cleaning fee deducted from your security deposit.. 

Graydon Kennel in Coarsegold and Elaine's Pet Spa in Madera are both excellent facilities on your way to Bass Lake.

Occupancy

Accommodations are limited to the number of persons (adults and children) indicated in the property description.  YOU MAY NOT GO OVER THAT NUMBER AT ANYTIME.  Tents, campers, and motor homes are not allowed to be parked, hooked up or used on any rental property.  Violations will result in loss of the entire Security Deposit, and you may be evicted.

Trash
Please take trash cans to the street for pickup on the night before the days indicated on the tenant notice you received.  If you leave bags of trash outside, you may draw the attention of bears, raccoons, and other critters.  If you have more trash than the cans will hold, please call the rental office at 559-642-2288.
 
Boat Registration

Madera County requires that upon launching your watercraft at Bass Lake, you must register with the Sheriff's Tower located on the Lake.  Fees are dependent upon horsepower.  For specific fees please, contact the Sheriff's Tower at 559-642-3606
